$206.6M of home construction in Lambton in 2025

There was over $206.6 million in residential construction in Lambton County in 2025 – a 22.3 per cent increase in value over 2024.

And that construction created 491 new housing units, 31.6 per cent more homes than were built in 2024.

That’s from figures provided by Corrine Nauta, Lambton County’s Chief Building official for all the municipalities in the region, including Sarnia.

According to the year-end figures, Lambton county communities, excluding Lambton Shores and Sarnia created 150 new housing units, up about nine per cent from 2024 and worth about $77.6 million. 

St. Clair Township created 51 new units of housing including 26 single-family homes, Plympton Wyoming created 43 single-family homes, down from 57 in 2024.

Brooke-Alvinston, which only built three housing units in 2024, had a construction boom with 26 new units coming on line including eight single-family homes, 12 townhouses.

Petrolia issued permits for eight houses and one second-floor apartment over commercial space in 2025, down from 11 units in 2024.

Warwick Township built five homes, two duplex units and a trailer for seasonal workers. And residential construction in Dawn-Euphemia doubled, with five homes and one dwelling attached to a storage building in 2025. 

Enniskillen created four new homes, Oil Springs issued permits for two semi-detached homes and Point Edward issued a single residential building permit, one more than last year.

Lambton Shores home construction was strong, with the number of residential units rising 21 per cent from 37 in 2024 to 45 in 2025. Statistics show 14 of the new homes this year were multi-family homes. The value of residential construction in Lambton Shores was $26.7 million this year, up over $6 million compared to 2024.

Sarnia created by far the most new housing units, mostly because of large apartment developments. There are 296 new units of housing in Sarnia with 251 of those in multi-unit buildings. Notably, there was nearly $70 million spent building multi-unit buildings, including apartments.

There was also $129.2 million in commercial, industrial, agricultural and institutional construction in 2025 which brings the yearly value of all construction to $335.8 million. That’s down from the $386 million recorded in 2024.

The county recorded 1,130 total permits issued in 2025 compared to 1,157 in 2024.
