Warwick to work with frustrated developer on Wall St. building

Warwick Township is going to look at how it can help a developer start working on his land sooner.
Rob Crncich owns 335 Wall Street – the largest single industrial building which has been vacant for nearly 15 years.
Crncich says he’s owned the property since December and is frustrated by delays which are keeping him from developing the property.
Crncich says he met with town officials when he purchased the property and there was some talk of a site plan being needed, but in his experience, he told council, that wasn’t necessary on industrial buildings. Crncich wants to make a gravel lot where people can store items.
He hired an engineering firm to do the work and kept the town updated, he says. But he hasn’t been able to begin the work because the town requires a site plan. Crncich was hoping the township would waive the site plan process and allow him to move ahead with putting gravel on the lot for storage.
But council was reluctant to allow any work without the normal approvals.
Instead, council asked the development advisory committee to work with Crncich to phase in the development, which could mean the gravelled lot could move ahead first. But the agreement would have performance guarantees built into it.
It’s also asked staff to investigate the drainage in the area to see if there is a system the development should be hooked into.
