Petrolia has given the green light for Lambton County to ink a deal with the developers of Petrolia Sky subdivision. But it will take a lot of coordination and time before any shovels are in the ground.

May 12, Petrolia council gave Lambton County planning staff the okay to draw up a subdivision agreement for Petrolia Sky, a development which will build 187 new dwelling units including 104 single-detached home in the southeast end of the community.

The town is building a new waterline to the area, but the county planners report outlines complex negotiations taking place to make sure the stormwater and sewage systems interact with three other new developments on the horizon and the surrounding subdivisions in the First Street area.

Staff says the 7.3 acre property east of First Ave and south of Third and Sixth streets will connect with Kentail, Fourth and First Ave. There would also be two future street extensions on the south end to land which is also under development.

The report says drainage issues are still being worked out with Grenhuizen Drain taking much of the water run off from the new builds. It will need to be upgraded through the Drainage Act.

The developers will also have to agree to repay Southside Developments for some of the road work it is doing to open up the lands.

It’s not clear how long it will take for development to begin on the Petrolia Sky land. Planners say at this point, it appears Southside Developments subdivision will likely be the first with shovels in the ground.
