There may be a new housing development in Warwick Township.

Councillors heard about a proposed development at 7757 Confederation Line west of Watford April 13. It would include 99 units on about 24 acres of land. The development would include 37 single-detached dwellings, 22 semi-detached dwellings, and 40 townhouse units as well as new municipal roads, parkland, stormwater management blocks, and natural heritage features.

“The proposal represents a logical extension of the existing residential area and introduces a range of housing types that contribute to the diversification of the housing stock within Watford,” writes Planner Johan Chandy in a report to council.

The property does include some areas zoned as hazard lands; that zoning Chandy said would be retained to protect the land with the homes being built around it.

The planner added the type of development will be helpful in a difficult housing market.

“The proposed development includes a mix of housing types…The inclusion of semi-detached and townhouse units – 62 units in total – represents “missing middle” housing forms, which provide a transition between high-density apartment living and traditional single detached housing.

“These housing types contribute to improving affordability and expanding housing choice within the Watford settlement area, while maintaining a built form that is compatible with the scale and character of the surrounding community,” he wrote in his report to council.

Warwick council will consider changing the zoning from Holding to a residential class at a future meeting.
